Phoenix Chosen by Cleveland Aerospace Company to Open $12.5M Plant Bringing 200 Jobs to Area

An aerospace company based out of Clevland named Constant Aviation announced on May 8th, 2017 that an agreement was reached with Phoenix-Mesa Gateway Airport.

Phoenix Mesa Gateway AirportConstant’s CEO, said “Our goal is to have the Mesa location operational in the third quarter of 2017. We will be working diligently to identify and hire top talent, as well as secure all necessary equipment.”

They will be utilizing approximately $50,000 square feet of hangar space and it will create approximately 200 jobs by moving here with an average yearly salary of $60,000, Constant will invest roughly $12.5 million in the facility over the next three years.

Phoenix Officially Becomes 5th Largest City in the U.S.

For years Phoenix has been known for many things, great food, attracting Fortune 500 and Fortune 100 companies, outdoor activities such as golf and hiking to name a few.

Phoenix was ranked just behind Philidelphia as the 6th largest city.  But as of last Thursday, the U.S. Census Bureau officially named Phoenix the U.S’s 5th largest city with a total population of 1,615,017.

Phoenix is also the quickest growing city in the entire country and it’s little wonder why we are adding an average of 88 people a day.  As if this wasn’t enough, Maricopa County is the largest growing County in the U.S. as well.

Mayor Greg Stanton told AZ Central “It’s a positive thing, people are voting with their feet and coming to Phoenix,”

Overall, New York has the highest population among all cities in the U.S. with 8,537,673. Los Angeles is second (3,976,322), Chicago is third (2,704,958) and Houston is fourth (2,303,482).

Phoenix beat Philly (1,567,872) by less than 100,000 people.

For Real Estate, this means our current inventory will remain low for at least the next 2 years, which means median home prices will be going up in value and Time on Market will stay low as prospective homeowners compete over properties being sold.

Top Cities To Raise a Family in Arizona

A recent report/survey by the Arizona Daily Independent listed the best and worst cities in Arizona to raise a family.

With Arizona’s economy expected to grow faster than any other city in the entire nation and our population expected to grow which will make us the fourth largest city in the U.S. by 2020, this spells good news.

  • Fountain Hills has the most playgrounds per 100,000 residents, 8.58, which is 10 times more than in Phoenix, the city with the fewest at 0.86.
  • Buckeye has the fewest violent crimes per 1,000 residents, 0.45, which is 14.6 times fewer than in Tucson, the city with the most at 6.55.
  • Paradise Valley has the highest median annual family income (adjusted for cost of living), $103,502, which is 3.1 times higher than in San Luis, the city with the lowest at $33,272.
  • Paradise Valley has the lowest separation and divorce rate, 10.24 percent, which is 3.8 times lower than in Douglas, the city with the highest at 39.26 percent.
  • Anthem has the lowest share of families living below the poverty line, 2.20 percent, which is 13.7 times lower than in Somerton, the city with the highest at 30.20 percent.

Phoenix Arizona Projected to Grow To Fourth Largest City In U.S. By 2020

For the longest time Phoenix, AZ has been one of the fastest growing and most eclectic metropolitan cities in the entire US, with a population of over 4 million people.

Phoenix to become 4th largest city Semper Find my HomeCurrently Phoenix is the 5th largest city in the US, however, the U.S. Census Bureau forecasts that Phoenix will become the 4th largest city by 2020. Adjacent cities include Mesa, Gilbert, Goodyear, Surprise, Scottsdale, Chandler and Glendale.

Projections estimate that by 2030 the population of Phoenix will grow to 2.2 million, and the entire metro area will reach 6.3 million.

Real estate will continue to boom in order to meet the number of people moving from all over the US, it’s little wonder the Phoenix metro area’s population has increased nearly 4% per year for the past 40 years.

Why Arizona Will Never Observe Daylight Savings Time

This coming Sunday morning, most of the nation will “spring forward” for Daylight Savings Time and will lose an hour of sleep. Hawaii and Arizona are the only two states that will not.

daylight savings time semper find my homeFor all of us here in Arizona it means we will no longer be on MST but rather the same time as all the states west of us and we’ll be three hours behind the East Coast instead of the two that we are now.

Most people don’t know the origins of DST though. It began in 1918 and was known as “war time” in order to save fuel during WWI.

It was re-instated for WWII and was permanently brought back by the Uniform time Act of 1966. Arizona partook in it for one summer, and quickly withdrew from it because it meant having more sunlight in the evening, which meant more air conditioning and more energy being used along with more water usage, a valuable commodity in this part of the country.

In 1967 the State legislators, almost unanimously, voted to opt out of DST. Another cool tidbit of information is that the Navajo Indian Nation in the northeast quarter of the state does observe DST. So Arizonans, this Sunday, sit back, relax and don’t touch that clock.

Location, Location, Location, Scottsdale Arizona Named One of Healthiest Cities

What’s the old saying regarding real estate?  Location, location, location right, well Arizona has added another accolade to its collection of reasons why people should live here for those considering the move.

WalletHub just came out with the healthiest cities to live in for 2017 and Scottsdale, AZ came in at #3 with a total score of 67.14 behind Salt Lake City, UT (67.50) and San Francisco, CA who was #1 (68.06).

Diet and exerciseAccording to the study, 150 of the most populated U.S. cities were looked at across 34 key indicators of good health.  Things such as “cost of doctor visit” to “fruit and vegetable consumption” to fitness clubs per capita” were some of the criteria used.

The full graph below lists the cities in their order of rank.  As realtors who work throughout the greater Phoenix area and in Scottsdale, we’ve seen the market leaning towards a seller’s market and one can see why.  With decreasing inventory, interest rates going up and rankings like these, one can see why so many people are calling Scottsdale their new home.
