Phoenix Officially Becomes 5th Largest City in the U.S.

For years Phoenix has been known for many things, great food, attracting Fortune 500 and Fortune 100 companies, outdoor activities such as golf and hiking to name a few.

Phoenix was ranked just behind Philidelphia as the 6th largest city.  But as of last Thursday, the U.S. Census Bureau officially named Phoenix the U.S’s 5th largest city with a total population of 1,615,017.

Phoenix is also the quickest growing city in the entire country and it’s little wonder why we are adding an average of 88 people a day.  As if this wasn’t enough, Maricopa County is the largest growing County in the U.S. as well.

Mayor Greg Stanton told AZ Central “It’s a positive thing, people are voting with their feet and coming to Phoenix,”

Overall, New York has the highest population among all cities in the U.S. with 8,537,673. Los Angeles is second (3,976,322), Chicago is third (2,704,958) and Houston is fourth (2,303,482).

Phoenix beat Philly (1,567,872) by less than 100,000 people.

For Real Estate, this means our current inventory will remain low for at least the next 2 years, which means median home prices will be going up in value and Time on Market will stay low as prospective homeowners compete over properties being sold.

Phoenix Arizona Projected to Grow To Fourth Largest City In U.S. By 2020

For the longest time Phoenix, AZ has been one of the fastest growing and most eclectic metropolitan cities in the entire US, with a population of over 4 million people.

Phoenix to become 4th largest city Semper Find my HomeCurrently Phoenix is the 5th largest city in the US, however, the U.S. Census Bureau forecasts that Phoenix will become the 4th largest city by 2020. Adjacent cities include Mesa, Gilbert, Goodyear, Surprise, Scottsdale, Chandler and Glendale.

Projections estimate that by 2030 the population of Phoenix will grow to 2.2 million, and the entire metro area will reach 6.3 million.

Real estate will continue to boom in order to meet the number of people moving from all over the US, it’s little wonder the Phoenix metro area’s population has increased nearly 4% per year for the past 40 years.

Phoenix Sky Harbor Airport Restaurants Voted #2 In The Nation As Best To Eat At

A recent study and survey conducted by Reward Expert has listed the top 5 airports with the best restaurants, chosen from the top 20 most trafficked airports in the US. They further reviewed a whopping 75,000 restaurants and gathered menu and pricing options to determine the best airport in terms of overall restaurant quality, variety, as well as the top airports for different dining categories.  Phoenix Sky Harbor came in at #2

Phoenix Sky Harbor Airport came in at number 2.   Not bad for the nations fifth largest city, actually, it’s awesome. Sky Harbor in my humble opinion is one of the easiest airports to navigate and most efficient too. Denver came in at #1 by the way.

But back to Phoenix, the restaurants had almost 5,500 reviews that were tallied; Chelsea’s Kitchen a place I frequent often is one the gems listed. However, here are a few more unbelievable fine-dining places now in the airport. How Phoenix didn’t come in at #1 is beyond us.

Honestly, I leave early prior to flying out to sit at these fine dining experiences and eat some food, grab a drink and get some much-needed work done. Congratulations Phoenix for investing in the future of our town and making visitors want to come back because of places like these.

Three Phoenix Cities Make top 10 List For Jobs in 2017. Scottsdale #1

Once again three Arizona cities have made it as the 10 best cities in 2017 for jobs. Tempe made #9 on the list, while Chandler came it at #7 and our very own Scottsdale topped the list at #1 from all cities across the US

They used a variety of sources to compile their date, US Census Bureau, FBI, US Department of HUD, Council for Community and Economic Research and the Center for Neighborhood Technology to name a few.

Metrics used for job opportunities were Employment Growth and Employment Outlook compared to the Unemployment Rate. At Semper Find My Home we’ve been seeing an uptick in home purchases and consumer confidence in the housing market seems to be returning.

These three great cities have been hot for home sales as have a lot of other across the Phoenix Valley. While interest rates have increased there are still awesome deals to be had and a ton of programs from lenders.

Phoenix VA gets 6th Director in last 2.5 years.

I recently wrote a blog on my other site that discusses the newly appointed VA director of the Phoenix VA hospital.  RimaAnn Nelson was the former director of the St. Louis VA facility that was mired in scandal after scandal.  It is a travesty that she’s been allowed to keep her job much less run a facility that cares for over 85,000 veterans.

Phoenix Veterans Hospital gets VA’s Worst Rating…….1 Star

As a realtor here in Phoenix and someone who calls it home, I primarily deal with Veterans and VA loans as my “niche” market.  Personally, I believe there is no better loan out there than a VA loan for many reasons, one of which is zero money down.

One of the things I do on a regular basis is set up a small table at the Phoenix VA every couple of weeks and advertise my company, Semper Find My Home.  It’s a quick and easy way to get as much exposure for our services to fellow veterans, particularly when it comes to buying or selling a home in Phoenix.

On a daily basis there are thousands of veterans who walk the halls and I get to see vets from WWII till the present and everything in between.  A recent report though from the VA’s own internal rating system (based on 1-5 stars) ranked the Phoenix VA at one star.
