Top Real Estate Markets of 2017 Named By Realtor.com, Phoenix is #1

According to Realtor.com, Phoenix, and Scottsdale, Arizona ranked #1 as the top real estate markets for 2017. Overall they’ve predicted a slight slowdown for the US real estate market as a whole this year, however, the hottest markets are located out west.

Of the top 10 markets all benefited from strong growth dynamics such as population, jobs, and households. All generally had low unemployment and this bolstered consumer confidence.

Of the top 25 metro markets, 11 were located in the western US and the top 10 are forecasted to see average price gains of 5.8% and sales growth of 6.3%, these numbers exceed national growth expectations of 3.9% and 1.9% respectively.

R3_10402_HUD_IGRealtor.com went on to say, “the top 10 metro markets have different buying patterns and price levels, Smoke notes. Millennials are more of a buying force in Boston and Los Angeles, while retiring boomers make their presence felt in Phoenix; Jacksonville and Orlando, FL; Raleigh, NC; Tucson; and Portland, OR. Veterans, meanwhile, come out in force in Jacksonville and Tucson.”

At Semper Find My Home, we’ve seen a large and steady increase of veterans utilizing their VA benefits to purchase homes, particularly in and around Luke AFB because of the F-35 program bringing so many jobs there and because so many veterans are getting out of the service and moving to where homes are more affordable. Not to mention in surrounding cities like Mesa, Chandler, Buckeye, Gilbert, Tempe, Glendale and Litchfield Park to name a few.

Phoenix Veterans Hospital gets VA’s Worst Rating…….1 Star

As a realtor here in Phoenix and someone who calls it home, I primarily deal with Veterans and VA loans as my “niche” market.  Personally, I believe there is no better loan out there than a VA loan for many reasons, one of which is zero money down.

One of the things I do on a regular basis is set up a small table at the Phoenix VA every couple of weeks and advertise my company, Semper Find My Home.  It’s a quick and easy way to get as much exposure for our services to fellow veterans, particularly when it comes to buying or selling a home in Phoenix.

On a daily basis there are thousands of veterans who walk the halls and I get to see vets from WWII till the present and everything in between.  A recent report though from the VA’s own internal rating system (based on 1-5 stars) ranked the Phoenix VA at one star.

Another Scandal and Blow To VA HealthCare, Left Deceased Veteran in Shower For Hours

In what is becoming a reoccuring problem with the Veterans Affairs and the VA treatment of veterans, another report has come out that desribes whatt the VA staff did at a Veteran’s Hospital in Florida.

From Fox News the following “An internal report blames staffers at a Veterans Affairs hospital in Florida for leaving the body of a deceased veteran to decompose in a shower for nine hours and then trying to cover it up.

The 24-page report concluded that hospice staffers at the Bay Pines VA hospital failed to provide appropriate post-mortem care to the veteran’s body, Fox 13 Tampa reports.

The report found hospice staff put the veteran’s body in a hallway and left it there for an unspecified time, the station reported. Staff then put the veteran’s body in the shower room and did not “check on the status of the decedent…for over nine hours.”

This needs to stop and be rooted out, as this phenomenom is occuring too often at the expense of veterans and their families.

How Can a Veteran Improve Their Chances of Getting a VA Loan?

I’m often asked by friends of mine who are veterans to help them out during the process of purchasing their home. I actually just helped a veteran here in Phoenix, Arizona with a  VA Jumbo loan and we both learned something new during his lending process.

Remember fellow veterans, your VA home loan depends a lot on your Debt To Income ratio, more commonly known as DTI, and just like regular loans they determine whether or not you qualify and for how much. Take a look heveterans-day-ceremonyre at how it’s determined.

Dodd/Frank laws that came into effect in 2014 dramatically changed the lending process and landscape for the entire industry.  They now require lenders to ensure borrowers the “ability to repay” a mortgage.  DTI ratios and other criteria have made qualifying for a loan a lot more stringent and difficult. Gone are the days of NINJA loans…..remember those?  No Income No Job/Assets?

The acceptable Debt To Income ratio for a VA loan is 41% and credit plays a huge factor. I’ve seen personally a veteran who was approved for a loan with a DTI ratio in the 60% range, however, the underwriter has to explain the reason behind approving the loan.  Not to say it can’t be done.

So veterans, just because we’re entitled to a VA loan doesn’t mean we’ll be approved for one.
